What projects require a building permit?
A building permit is required for small renovation projects, sheds, fences, decks, etc. All new residential dwellings or new commercial buildings require a new construction building permit.
What do I need to do?
You must first obtain a building permit application from the City Clerk’s office at 405 Main Street. All building permits must be reviewed by the building inspector and approved by the city council. Building permits must be submitted five days prior to the city council meeting. For large projects that require utility extensions or new services, those building permits must be filed 60 days prior to the city council meeting. The Wakefield City Council meets the second Wednesday of each month.
A building permit application need to be completed either by the contractor or the owner. A drawing detailing the project or a site plan needs to be submitted with the application. Complete all necessary areas on the permit. Permits become null and void if the work or construction is not commenced within 180 days or if the work is suspended or abandoned for a period of 180 days after work has begun.
After my permit is approved, what else do I need to do?
Once the permit is approved by the City Council, you will need to contact diggers hotline before digging. Diggers Hotline 1-800-331-5666. If any changes are made to the original plans submitted to the city, you must consult the building inspector before construction.
Are there inspections that need to be performed?
Inspections required are footings, building rough-in, electrical rough-in final and plumbing rough-in. Not all inspections listed are required for each permit.
